In September 2014, Quadrum purchased this mixed-use office and retail property in Soho, Central London, from British Land. Soho is a highly sought-after and vibrant area, well known for its theatres, restaurants, bars and cafés. The property is 300 meters from the new Elizabeth line. The journey time is 5 min to the City, 12 min to Canary Wharf and 28 min to Heathrow.
Planning permission was achieved for additional massing and change of use to residential for 19 apartments on the upper floors. This consisted of an additional floor and the cantilever of the building outwards, creating an increase of 3,484 NIA sq. ft., or 23.5%, significantly adding value. Subsequent planning consent for hotel use was secured and implemented.
